What if ... the tenants fall into arrears? Every precaution is taken to minimise tenants falling behind in their rent by carrying out daily checks on all tenancy agreements to ensure rents are kept up to date. Should a tenant fall behind in their rent, we have harsh standard rent arrears letters and procedures in place to ensure that our office mitigates any loss of income to the property owner. In accordance with the law, our office will also issue the appropriate notices. A text message is sent on day 1 in arrears. a reminder notice sent after 2 days in arrears and a breech of tenancy after 4 days along with a follow up phone call. If the breach is not rectified immediately we then issue a Formal Notice to Vacate the premises within 14 days. At this point the property is inspected regularly until the notice has expired. (There are additional time periods, which must be allowed for delivery of the Notices). If a Notice to vacate is issued to the tenant, you will be notified in writing. If the tenant fails to remedy the breach or alternatively vacates the premises, legal action will be taken on your behalf.
